Valuing a property

This is the written version of the video "The valuation". You can read it without an account. It says the same as the video, and adds what has changed since it was recorded.

The valuation is indicative: it is not an official appraisal.

What it values

The sale price of a home: a flat, penthouse, duplex, house, detached villa or townhouse. It does not work out rents.

It works for any town in the Valencian Community, in the provinces of Valencia, Alicante and Castellón: if yours is not in the list, type it in. Outside the Valencian Community, or in an area whose calibration is still pending, the page says so next to the figure, in the free valuation too.

You need the street and the town. The form also asks for the number, the postcode, the type of property, the built area, the bedrooms and the bathrooms: the more you give, the better. If you have the nota simple (the Land Registry extract), you can upload it to fill in the form; check what was read before you run the valuation. The type of property does not come from the nota simple: you choose it.

The example in the video

A fictional 95 m² flat with three bedrooms and two bathrooms on Avenida del Mediterráneo in Alicante. The data is for demonstration only.

Indicative value: €198,219, or €2,087 per square metre.
Range: €182,361 to €214,076.
Estimated closing value: €183,352, what would probably be paid after negotiation.
Confidence score: 64 out of 100.

Those are the figures from that test. Another property, or another day, will give different ones.

How to read the result

Look at the confidence before the price. It tells you how much evidence sits behind the figure.
Where the figure comes from. We consult the Catastro, the house price index of the INE (Spain's statistics office) and two AIs with web search, Claude and ChatGPT. From the AIs, only figures they bring from a specific page, with its link, are counted. RealE_IA calculates the price, not the AI.
The Catastro is searched by address. It needs the postcode, and if there are several homes at that number it cannot tell which one is yours: the valuation is then done without the Catastro. If you upload the nota simple, the cadastral reference and the floor it contains go with the valuation: with the reference, the Catastro looks your home up by it rather than by address. If you then change the street, the number or the town by hand, they are not used.
The range widens the more the sources disagree or the more data is missing: it goes from 5% to 20% above and below the figure.
The limitations are part of the result. In the example there were no market comparables and the cadastral reference was missing. Without comparables, the figure is the official average for the area applied to your floor area, not a figure for that particular home.
Review it before you decide, against what you know about the area.

What is free and what you pay for

Free: your first valuation, with no account and no card, once. It shows the headline figures: the estimated value, the range, the price per square metre, the estimated closing value and the confidence level.

On top of that, a single internet connection (a home, an office) gets at most three free valuations a day, shared by everyone who uses it.
