Due diligence on a nota simple
This guide covers in writing what the video "Due Diligence" shows: what RealE_IA reads in a nota simple, what is free, what you pay for, and what this report is not.
Payments open on 2 November 2026.
What a nota simple is
The nota simple is the Land Registry extract for a property: who owns it and what charges are registered against it. If you are buying in Spain, it is the document worth understanding before you go any further.
What the report does
You upload the nota simple, as a PDF or a photo, and RealE_IA reads it. The full report includes:
- who is registered as the owner, with the name and the tax ID hidden: each owner appears as "Owner 1", "Owner 2" and so on, and the tax ID as "***";
- the registered charges, one by one, with the amount where it is recorded: a mortgage, a tax charge (afección fiscal) and others;
- a score out of 100 with its risk level: low, moderate or high;
- a pre-signing checklist that follows what was found, such as asking the bank for a statement of the outstanding mortgage, or checking the status of a tax charge with the Spanish Tax Agency (Hacienda);
- the ITP rate of the region where the property is, when the nota simple shows the province; ITP is the tax paid when buying a resale home, and in the Valencian Community its general rate is 9% since 1 June 2026. The report gives the rate; it gives the tax in euros only if the document includes the Cadastre's reference value certificate, and then it is the minimum, worked out on that value. It does not work out the notary, the Land Registry fees or the VAT on a new-build home;
- a first indication of whether the property can be let to tourists, which covers only some towns; for the others, it tells you to check with the town hall;
- a PDF, which can be produced in seven languages: English, Spanish, French, Polish, Czech, Ukrainian and Russian.
The ITP and the indication on letting to tourists are in the PDF; everything else is also shown on the page.
What the video shows
The video uses a fictional nota simple from the demonstration environment. Claire is buying from France, and her report is in French. It scores 78 out of 100, moderate risk; it names the owner, flags a mortgage whose cancellation is still pending and an expired tax charge, and turns all of that into a checklist.
What you see in the video is the full report, which is a paid service.
What is free and what you pay for
Free, once: your first report, with no account and no card. You see the score out of 100 and the summary, and you can ask Jaël about what you see. Leaving your email does not give you another free report, and it does not unlock the full report.
From any one internet connection, at most three free reports can be run a day, across everyone who uses it.
Jaël answers about this property only from what your report contains. On general matters, such as taxes or procedures, she answers from verified sources and tells you where each answer comes from and when it was checked. If she does not have it verified, she says so.
Paid: the full report, with the owner, the charges one by one, the checklist and the PDF. You pay with points, bought in packs. The page shows the price of every service, VAT included, before you buy. To buy, we need your email: we send you a link that signs you in, with no password. Paid reports stay in your account, with their PDF, so you can open them again.
Payments open on 2 November 2026.
Languages
Before you upload the nota simple, you choose the language of the report from seven: English, Spanish, French, Polish, Czech, Ukrainian and Russian. By default it is the language of the page, English or Spanish; if you arrive from a video in French, it is French. The PDF comes out in the language of the report.
What it is not
The due diligence report and Jaël's answers are information: they do not constitute legal advice.
It is a documentary review of the nota simple. It does not replace a review by a lawyer or a notary. Whether you consult a lawyer is your decision.
